It’s Not Too Early to Think About Building a Deck

As nice weather finally approaches, it is time to think about improving your home’s outdoor features.

One of the most popular Northern Virginia home additions is the deck. Not only does it create a social gathering place for friends, family and neighbors, it boosts the resale value of the house.

There are a number of factors to consider before jumping in. Start with the location. Consider whether your deck will be best on the first or second floor. Keep it close to an entrance. Transporting things like food and drinks, books and games in and out of the house should be easy and convenient.

The area should be relatively level. If not, added support beams must be put up. If it’s a second-story structure, it will cost more, but may be worth the investment. The deck should be in an area with a nice view when outdoors. Avoid placing it next to the shed, dog run or woodpile.

How big to make your deck really depends on how much room you have and how it will be used. If you plan to have meals at a picnic table or multiple people will be using it, make it big. On the other hand, this will limit the amount of room to roam in the yard. Make sure the kids and pets will still have an area to run and play.

The comedian George Burns used to open his stand-up act with the line, “I’m very pleased to be here. Let’s face it, at my age I’m very pleased to be anywhere!” It’s a fact many of us try to avoid, but aging is unstoppable. We will hopefully all someday be as George Burns put it – just pleased to be here. This realization brings us to a valid question- wouldn’t you prefer to “be here” in your own home, surrounded by familiar things, and at peace with the knowledge your “golden years” will be spent in a safe and comfortable environment? Aging-In-Place is the ability to live in one’s own home for as long as possible through the incorporation of design principles, telecare and assistive technologies. We at Foster Remodeling Solutions have seen the need for residential design which allows for comfortable aging in one’s own home and have made this is a focus of our design-build firm.

The numbers speak for themselves – in 2008 persons age 65 or older numbered almost 39 million and represented approximately 12.8% of the U.S. population (that’s about one in every eight Americans). It is projected that by the year 2030 this population of 65 plus persons will grow to about 71.5 million or almost 20% of the population. In other words, one in five Americans will be facing the dilemma of how to live out their remaining years in comfort and safety without the trauma associated with being relocated to a family member’s home or an assisted-living facility. This trauma, also known as “relocation stress syndrome”, can lead to health problems and conflicts which could be avoided if the use of Aging-In-Place concepts are able to be incorporated into an aging person’s existing home. What determines the ability to create a functional and livable space for an aging person in their existing home can depend on numerous factors including: the condition of the existing home; the actual health of the individual; the proximity of health services in the local area; the availability of technology for home wiring and systems which will help facilitate an older person living alone in their own home for many years. Most of the general products and ideas for remodeling or building a home that fosters Aging-In-Place are self-explanatory. In addition, many of the principles used in Aging-In-Place design are also the same used for homes designed to the Americans with Disabilities Act (or A.D.A.) specifications. A.D.A. specifications require minimum hallway and doorway widths as well as required heights for items such as appliances, countertops and toilets. Ease of Reaching and Accessing Items in the Home:

  • Lowered windows and windows with easy-to-operate hardware
  • Faucets and door hardware with lever handles versus knobs
  • Lowered kitchen and vanity countertops with open space below
  • Shower with curbless entrance, fold down seat and handheld showerhead
  • Front loaded washer and dryer and kitchen appliances at usable heights

Reducing Maintenance and Care of the Home and Yard:

  • Low maintenance exterior such as vinyl siding or brick
  • Low maintenance trees and shrubs with elevated flowerbeds
  • Shower stall with built-in antibacterial protection
  • Appliances designed to report trouble back to the manufacturer electronically
  • Easy to clean surfaces

  • Sensor light at exterior entry focused on door lock

Green 101

With all that’s been in the news lately about “green” and “environmental and energy efficient” building how can you keep it all straight? We know here at Foster Remodeling Solutions how important these issues can be for our clients so we wanted to provide you some definitions of terminology so you can know exactly what you are getting and what all this new information means.

Below are some of the terms frequently used and what they mean to you:

• Green: This term is thrown around a lot these days, and many people have different definitions of what this means, all in all at Foster Remodeling Solutions our opinion is a green product should be one that should be more environmentally or energy conscious. Many products use this word as a marketing tool without actively fulfilling that consciousness so make sure to ask what makes the product green and how is it more efficient or environmentally safe.

• VOCs: This is an abbreviation for Volatile Organic Compounds. Basically VOCs are vaporous chemicals that can offgas (see definition below) and provide harmful fumes. These are typically found in paints, stains, glues, or sealants. Many manufacturers now offer paint lines with low-VOC content though check and see because sometimes colors may be limited.

• Off-Gassing: The slow release of gas from a product or material, affects the quality of air in the space where product is located, which can be particularly harmful in kitchens.

• FSC: Forest Stewardship Council, a non-profit, non-government rating agency. You will often see “FSC Rated” on wood products, this means that there has been a “Chain of Custody” from when the wood what planted, farmed, cut, and transported to your site. They actively promote responsible forest management; rapidly renewable (see definitely below) woods and try to avoid rare or endangered species, as well as replanting techniques for farms. At Foster Remodeling Solutions we have access to both cabinetry and molding companies that can provide FSC certification for products in your remodeling project.

Rapidly Renewable Materials: Materials harvested from fast growing sources, those that go from seed to full grown in less than 10 years, bamboo is a great example which can be used as flooring or for cabinets.

• Greywater: is non-industrial wastewater generated from domestic processes such as dish washing, laundry and bathing, this water can be reused for grass watering and other non-consumable uses in your remodel.

• EnergyStar Ratings: A government backed program that rates household products under strict guidelines set by the EPA (Environmental Protection Agency) to protect the environment and promote energy efficient products and practices while saving consumers on lower energy bills.

• Compact Fluorescent: An energy efficient light bulb which uses 20-40% less energy than a standard incandescent light bulb, with many green products these were very costly a few years ago, but with more and more demand and manufacturers prices have come down significantly.

• Low Flow: Plumbing fixtures including faucets, toilets and shower heads that use less water than standard plumbing fixtures, generally without compromising on performance, obviously some manufacturers have been more successful than others on the performance, but these are generally a great way to become more efficient and save money. Also, considering water heaters typically use about 25% of a home’s energy, this is a great way to easily save money in the long term by investing in higher quality products during your kitchen or bathroom remodel. Certain areas of the country have low-flow requirements already in place.

• LEED: Leadership in Energy and Environmental Design, this is a third party certification designed by the USGBC (see below) which has rating systems for Homes, Commercial Interiors, Core & Shell, New Construction, Schools, Healthcare, Retail and a pilot program for Neighborhood Development. Projects can become LEED Certified (at different levels) by gaining a certain amount of points (dependent on which system used) filing with the USGBC and having a LEED Accredited Professional work on their project.

Hang pictures or mirrors. Hang pieces reflecting your personality, family, interests or travels. A mirror will both brighten a room and make it seem bigger. Position mirrors to capture nice views or interesting architectural elements.

Group collectibles. Dust off those knick-knacks. Create a display area and group related objects together, in sets of three or five in varying shape. Rotate pieces from season to season to keep it fresh!

 Decorative pillows. This is a no-hassle way to add color, texture and pattern to a room.

Lighting. Illumination makes the biggest difference in our décor. Insufficient lighting means that nice fabric and furnishings won’t be seen to their best advantage. Lamps and fixtures can “age” quickly, but these can be updated to create a bold new look in your home.
